What qualifies me to be a Pacaso Collector?
To become a Pacaso Collector, you must own more than 1/8 ownership in Pacaso homes—either by purchasing a 1/4 share of a single Pacaso or by owning multiple 1/8 shares across different homes or within the same residence.
How does the operating expense credit work?
When you purchase a Pacaso, you’ll receive a credit at closing that covers the first 12 months of estimated Operating Expenses, giving you an immediate benefit and reducing your initial payment. This means less to worry about upfront, so you can focus on enjoying your new home. After closing, you’ll still receive regular invoices for ongoing expenses, but the credit helps you get started with peace of mind. Keep in mind, the actual costs may vary slightly, but the credit ensures a smooth and welcoming transition into homeownership.
Do purchases of Resale Pacaso Homes qualify?
Yes, purchases of Select Resale Pacaso homes can qualify for this offer, but they’re subject to seller approval. If you’re considering the purchase of a resale Pacaso home, our team is happy to provide more details.

Terms & Policies
Reference to "12 months of Operating Expenses" provided under the terms of this offering refers to a credit at closing for the amount of the Operating Expenses as budgeted for the first 12 months. This credit will be applied at the time of closing to reduce the total amount due. However, it is important to note that the actual Operating Expenses will still be billed on an ongoing basis, and you will be responsible for paying these expenses as they are invoiced, according to the terms outlined in your membership documents. The credit is provided only as a reduction at closing and does not waive the obligation to pay the full Operating Expenses as they accrue and which could differ from the estimated Operating Expenses budget.
