What to expect this month
In mid-September, the current swap feature will be disabled so we can finish building out the enhanced feature, which will launch in early October. Any confirmed swaps will stay on the calendar.
At that time, you will be able to indicate which of your stays are open for swapping in your own home and other homes, but initiating and accepting swap requests will be under construction. If you do want to initiate a swap request during this time, please reach out to our white glove scheduling team at scheduling@pacaso.com.
Frequently asked questions
How do I request a swap?
When the swap feature launches in October, there will be a new “Swap” tab in the app where you can browse stays in other Pacasos. Once you choose a stay in another Pacaso home, you will be prompted to open at least one of your booked stays for swapping. The more stays you open for swap, the more attractive your request will be and the greater likelihood of it being accepted by the other owner. The other owner will have 5 days to accept or decline your request. You will be notified via email, push notification, and in-app alerts on the status of your request.
Can I still swap stays within my own home?
Yes! There will be the option for you to indicate whether you want to swap dates with an owner in your same home, or with an owner in a different Pacaso. When you book a stay, it will default to no swapping.
Are all homes eligible for me to swap with?
Owners can initiate swaps with homes that have available swap inventory up to $300,000 over your share price. For example, if your share price is $500,000, you have access to initiate swaps with homes that are $800,000/share or less. If you have more than one share in different tiers, you will have access to homes based on your highest-priced share.
Can any owner initiate a swap with me?
For owners to initiate a swap request with you, you must have at least one stay marked as “Open to swap” with other homes in the app. Although you may not be able to access swap inventory across all homes in the Pacaso network based on your share price, owners in higher-priced homes can still initiate swaps with you.
Is a 1:1 swap required? Do I have to swap the same dates?
Yes, a 1:1 swap is required. To swap a stay in another Pacaso, you have to exchange one of your booked stays with that owner, anonymously.
However, you are not required to swap the same stay dates. For example, you could swap a stay in July for a stay in March. Your stay length also doesn’t need to match up. For example, you could swap your Christmas stay for an advanced stay in another home, or you can swap a 14-night stay for a 7-night stay.
When you swap a stay in your home, that stay follows your SmartStay rules. For example, if you swap your special date stay, you cannot book another special date until that stay enters the short-notice window. What available dates can owners in other homes see?
Only stays that owners in the home have marked as open to swap “in my home and other homes” will surface as available for other owners to shop and initiate swap requests.
You can open any of your booked stays to swap. If you had indicated stays as open to swap before this new feature release, the default will be open to swap “in my home.” To surface stays as available for swapping in other homes, go to “Stay details” and select open to swapping in “my home and other homes.”
Swapped stays will follow all SmartStay scheduling rules. For example, if your special date stay is not open to swap, other owners cannot initiate a swap with you for that stay. However, if you do swap your special date stay, you cannot book another special date stay until that stay enters the short-notice window.
How do I accept or decline a swap?
You can view any swap requests in the “Stays” and “Book” tabs of the app. If you choose to accept the request, you’ll then select a stay on their calendar to proceed with and confirm the swap. If you decline the swap, you will be prompted to provide a reason, which will be shared with the other owner.
What happens after a swap is confirmed?
All confirmed swaps will surface on the “Stays” tab. Once a swap between two owners is confirmed, it cannot be canceled or modified. Guests cannot be added to swapped stays in the app at this time.
Who’s responsible for cleaning and damages associated with a swapped stay?
You are responsible for the cleaning fee and charges for any incidental damage you may incur in another home.
Does a confirmed swap on the calendar impact a resale?
A confirmed swap will be honored in the event of a resale and remain on your calendar. If you have not stayed at the home of your confirmed swap, that stay will be part of the resale. If the other owner has not stayed in your home, one of the stays for your share will be unavailable to buyers to hold until that stay enters the short-notice window.
Are there any terms and conditions for swapping stays with other owners?
You are required to acknowledge the following terms and conditions upon your first initiation or acceptance of a swap request:
- When I swap a stay in another home, the stay in my home counts towards my SmartStay rules. Confirmed swaps cannot be modified or canceled.
- The monthly expenses of my home continue to be my responsibility, regardless of any confirmed home swaps.
- I am responsible for cleaning fees and charges for any damage I incur in another home.
- If I incur damage to another Pacaso home during a swapped stay, this feature will be permanently removed from my app.
- If I have confirmed home swaps on my calendar at resale, the swaps will be honored, which could impact the value of my resale.
- If a swapped stay has an insured vehicle (e.g., golf cart, duffy boat), these are NOT available for my use as a guest.
- The swap feature is subject to change or cancellation at any time.
I am currently connected to other owners in the app. Can I still swap stays with them?
To provide a more consistent and simplified experience, the new swap feature will not support connections. All swaps will be anonymous going forward. If you would like to coordinate a specific swap with a friend or family member, we recommend reaching out to them directly to find out the stays they hold and initiate a swap based on their stay dates in the app.
What if I don’t want to allow other owners to swap swaps in my home?
If you do not want the swap feature for your home, you can request a formal owner vote for it to be removed. Please send an email to your home manager with the request.
If the outcome of the vote is to remove the home from the platform, the swap feature will be permanently removed from the app and any pending requests will be canceled. Confirmed swaps ahead of an owner vote will be honored. Owners can still anonymously swap stays with other co-owners of their own home. Terms and conditions of the swap program can change or be canceled at any time.
