What is Try Before You Buy?
A stay in a Pacaso home, booked with a non-refundable deposit, so you can experience the home exactly as an owner would before deciding whether to move forward with Pacaso ownership. If you buy, your full deposit is applied to the share price. If you don't move forward with purchasing, you do not have to proceed with the purchase and will have enjoyed a stay at a Pacaso home.
What does the deposit cover?
The non-refundable deposit reserves your right to stay, for a defined date range, in a Pacaso home, which is professionally managed and maintained, exactly as an owner would find it.
What happens to my deposit if I buy?
Your deposit will be credited in full against the purchase price of your share at closing. To move forward, notify Pacaso in writing within 48 hours after your Trial Stay End Date, then fund the balance of the purchase price within 14 calendar days of that notice.
And if I decide not to buy?
Signing the Co-Ownership Purchase Agreement does not obligate you to move forward with a purchase. If you don't elect to purchase within 48 hours of stay departure, the agreement ends and the deposit is not returned.
Is my deposit refundable if I cancel my stay?
Once the deposit is paid, the amount is only recoverable by applying it to a share purchase. This applies to cancellations, no-shows, and stays you start but do not complete. If your plans change, contact your Pacaso representative. Any date change requires Pacaso's approval and depends on the home's calendar, so accommodations for cancellations are not guaranteed.
How far ahead can I book a stay?
Stay availability updates real-time. Open stays surface within the Try Before You Buy experience. Stays are booked first come, first served. To be the first to hear about new availability, turn on push notifications in the Pacaso app on the Try tab.
Can I bring family or guests?
Yes, within the home's posted occupancy. You must be 18 or older to book, you are responsible for everyone on the stay, and everyone on the stay is covered by the agreement you sign.
How do I pay and are there payment processing fees?
Through the secure payment step in the app (powered by Stripe). If you pay by credit card, Stripe processing fees apply, so we recommend paying with a debit card to avoid additional fees that cannot be applied to a share purchase.
When is the deposit charged?
After you sign the agreement and confirm on the review screen, your non-refundable deposit is charged. Signing comes first, so you know exactly what you've agreed to before a card is charged. If your card is declined, your agreement would be terminated. In this event, nothing is charged and your week is still available for others to reserve with a deposit.
Can I change my dates after booking?
Under the agreement, confirmed stay dates cannot be changed. If your plans do need to change, reach out to your Pacaso representative and we will do our best to accommodate; however, changes are not guaranteed, since they depend on the home's calendar availability.
What am I signing?
A Trial Stay Co-Ownership Purchase Agreement, signed through DocuSign, which grants you the right to take the stay and the right — not the obligation — to buy a share afterward. It also sets the house rules and the guest waiver for your stay.
What is the stay like?
The same home, the same service, the same standards an owner has: professionally managed, fully furnished, and stocked. You'll have access to the home guide, WiFi details, address, and the Pacaso Owner Experience team through the app for the length of your stay. Even if you are not staying at the home you intend to buy, you get to experience the Pacaso experience, which is consistent across the portfolio.
What are the house rules?
Pacaso's standard rules and the home's good-neighbor policy apply. The stay is for personal use by you and your guests only — no events, parties, commercial use, photography or filming, and no subletting or lending the stay to others. Check-in and check-out times are the home's standard times, which will be shared after the stay is confirmed.
What if something is damaged during my stay?
You're responsible for repair or replacement of any damage or loss caused by you or your guests beyond normal wear and tear, payable within ten days of request.
Can Pacaso cancel my stay?
Only if the home is unsafe or unavailable for reasons outside Pacaso's control (for example a natural disaster, utility failure, or government restriction). If that happens, your full deposit is refunded. Travel and other expenses are not reimbursed.
Can I apply my deposit to a different home?
If the home you stayed in is not the right fit, your deposit can be applied toward the purchase of another share, subject to the availability and approval requirements set forth in the COPA. Your Pacaso representative will walk you through the options during or after your stay.
What if someone else makes an offer on the share before my stay?
Pacaso may keep marketing the share until your stay begins. If Pacaso receives an offer it is prepared to accept, you'll be notified and have 48 hours to match it (if more than one buyer is interested, the share goes to the highest bid). If you don't match, your stay still happens as planned and your deposit can be applied toward the purchase of another share, subject to the availability and approval requirements set forth in the COPA.
