HOW IT WORKS
A simple trade between two owners.
Dates don't have to match, and nights don't either. A July week can trade for a March week. The only rule is that both owners agree.
Open a stay
Mark any one of your confirmed stays “open to swap” so other owners in the community can request swaps with you.
Find the swap you want
Browse stays other owners have opened, in homes across the collection. New availability opens daily.
Offer and accept
Propose one or more of your stays: the more stays you offer, your odds go up. The other owner has three days to decide.
Enjoy
Pacaso handles everything: the home is cleaned and ready for your arrival.
SWAP CREDITS
Sometimes you don't have to trade at all.
With swap credits, an owner can instantly book any available swap. No request to send, no three days of waiting.
- High-value stays earn credits: Open up a stay for swap and an owner in the community could use their credit on your stay.
- Books instantly: Hold one, and you can then use that credit on any stay available on the Swap tab. Confirm the stay you want instantly without a request or a review period.
- Use it anytime: The credit is yours until the right stay shows up. You have one year to use the credit, but you don't have to travel by that date, you just have to book.

A trade only works if both owners come out whole. Four things make sure of it.
infinity
Some homes you can only swap into
Infinity is a network of homes that aren't for sale. They are only available for swap, which means the list of places you can go is longer than the list of homes you can buy.
Before you own
Is swap included, or does it cost extra?
Swap is part of co-ownership for owners of Pacaso managed homes. There is no separate fee to browse, request, or complete a swap, and no accommodation cost when you stay in another owner's home.
Do I have to give up a stay to get one?
In a standard swap, yes: you trade one of your confirmed stays for another owner's. The dates and the number of nights don't have to line up. A July stay can trade for one in March; fourteen nights can trade for seven.
Swap credits are the exception. When you open a high-demand stay, the credit you receive books any available swap stay outright, with no trade required.
Which homes can I actually stay in?
Stays are matched by ownership share value. You can see and request stays up to $300,000 above your own share value; a $500,000 share browses up to $800,000. Beyond that, availability depends on what other owners have opened for swap, which is why the portfolio's size matters.
What if nobody wants my dates?
Nothing changes. Your stay stays yours; opening it to swap is an offer, not a commitment, and you can close it again. Set your preferences to favorite the homes and markets you want, offer more than one stay in a request, and our scheduling team can help find a match.
How does my home get treated while I'm away?
The same way it always does. Every Pacaso managed home is professionally cleaned, maintained, and stocked between stays by the same team, whether the person arriving is a co-owner or a swap guest.
