Why are you offering DIY legal support?
We hear regularly from buyers who are considering DIY co-ownership, but are intimidated by the steps needed to get started. To help, we’ve applied our industry-leading co-ownership expertise into developing legal templates designed specifically with co-ownership in mind. These templates are affordable, customizable and support our mission of making second home ownership more accessible.
What DIY services are offered?
The Pacaso legal team will offer a variety of legal templates, including Articles of Organization (needed to register your LLC with the state), an Operating Agreement (which provides entity guidelines for operation and governance), and detailed instructions and guidance on how to complete your legal templates. For each, we offer a version for multi-owner vacation home co-ownership and another for primary home co-living.
Pacaso does not offer ongoing operational support or legal advice to people who purchase templates.
With DIY Services, can you set up the LLC on my behalf?
We can offer detailed best practices and guidance, but do not execute LLC set up on your behalf.
With DIY Services, can I consult with a member of the Pacaso legal team individually?
No. For our DIY Services offerings, the Pacaso legal team is not licensed to provide virtual, multi-state, legal support. We recommend engaging a local lawyer if additional help is needed, beyond what’s provided in the template.
What are the template fees?
The Operating Agreement template is $250, and LLC formation template is $50.
Pacaso’s expertise is in vacation home co-ownership. Why are you offering support for DIY co-living?
There is a national-wide housing shortage. Pacaso, in partnership with public and private partners, feels primary home co-ownership is one viable alternative to explore making better use of our existing housing supply. The company will continue to focus on co-ownership of vacation homes, but will be extending our expertise to those interested in co-owning a primary home.
